Very conveniently situated about a 20 min walk from the centre of the city. A very good hearty breakfast. The only drawback was that our room was on the 3rd foor and there is'nt a lift - this would be a major problem for a person who is infirm.

Very friendly and helpful staff. The one downside was the absence of a lift to take suitcases upstairs and there was no portering to replace lack of lift.
Top Tip
Beatrice Kennedy's excellent food and friendly staff.
